SITE WALK

Richard Negus, owner. Map U-08 Lot 004. Construction of a new cottage on a lot of record within 100' setback of Thompson Lake. Setback variance approved by Board of Appeals on 7/29/10.
PRESENT: Stan Brett-Chairman, Dave McVety, Herb Olsen, Dan Peaco, Richard St. John-CEO, Karen Turino
Neither Rick Dunton of Main-Land Development Consultants, Inc. or Richard Negus was in attendance.
Conditions of approval of setback variance by the Board of Appeals:
- Less than 1,000sq. ft for the building footprint
- Setback can be no less than 58.6’ from Cobbs Cove and 59.8’ from Thompson Lake as marked by a stake on each corner
- Survey before concrete pour which must include allowance for overhang of eaves approved by CEO
ISSUES DISCUSSED:
- Number of trees that will need to be removed and increased size of opening in canopy.
- Distance beyond building footprint that would be allowed on each side for land disturbance during building.
- Need to dig down +/- 5 feet of driveway for basement garage and the effect on grade of the driveway.
- Need for retaining wall on one or both sides of driveway.
- Question of need to pivot foundation for drive-in and the need to stay within the approved setback distances.
